Portfolio Building Policy
We aim to build a portfolio focusing on the stability and growth of income with an aim to maximize unitholder value.
Investment Ratio by Use
We will build a portfolio intent on improving stability of income by considering Middle-sized Office Buildings as the core investment target and also incorporating office buildings other than Middle-sized Office, etc.
Under such policy, we established a basic policy to set an investment ratio (hereinafter referred to as the "Investment Ratio") of 90% or more for office buildings and 10% or less for Assets for other uses concerning the Investment Ratio of the entire assets under management (portfolio) of One REIT by also taking into consideration the handling results of office buildings at MONE Group and market scale.
Definition of Middle-sized Office Buildings
Total floor area: 3,300 m²~33,000 m² (around 1,000 tsubos~10,000 tsubos)
Investment Ratio by Area
We intend to build a portfolio considering regional diversification by including ordinance-designated cities or their equivalent where certain rental demand is expected in the investment target while focusing on investments in the Tokyo metropolitan area where abundant acquisition opportunity is expected.
In addition, we aim to conduct investments focusing on location through careful selection of investment area by setting the core investment target area in both the Tokyo metropolitan area and ordinance-designated cities or their equivalent and sufficiently considering the convenience, etc. of tenants even in the evaluation of the location of individual properties.
