Portfolio Building Policy

We aim to build a portfolio focusing on the stability and growth of income with an aim to maximize unitholder value.

Investment Ratio by Use

We will build a portfolio intent on diversifying the investment target by considering Middle-sized Office as the core investment target and also incorporating office buildings other than Middle-sized Office as well as urban retail facilities.
Under such policy, we established a basic policy to set an investment ratio (hereinafter referred to as the “Investment Ratio”) of 70% or more for office buildings and 30% or less for retail facilities concerning the Investment Ratio of the entire assets under management (portfolio) of One REIT by also taking into consideration the handling results of office buildings at SIA Group and market scale.

Investment Ratio by Area

We intend to build a portfolio considering regional diversification by including ordinance-designated cities or their equivalent where certain rental demand is expected in the investment target while focusing on investments in the Tokyo metropolitan area where stability is expected.
In addition, we aim to conduct investments focusing on location through careful selection of investment area by setting the core investment target area in both the Tokyo metropolitan area and ordinance-designated cities or their equivalent and sufficiently considering the convenience, etc. of tenants even in the evaluation of the location of individual properties.

(*) Tokyo metropolitan area refers to the prefectures of Tokyo, Kanagawa, Saitama and Chiba.
(*) Ordinance-designated cities or their equivalent collectively refers to ordinance-designated cities (ordinance-designated cities located outside the Tokyo metropolitan area) and core regional cities that are the equivalent of ordinance-designated cities (non-ordinance-designated cities that are location to a prefectural government and located outside the Tokyo metropolitan area or their equivalent).
